Planning a Home Renovation in 2027? Here’s What to Do Before You Call a Contractor

Thinking about making some changes to your home in 2027? Maybe you’ve been putting off a kitchen remodel, need more room for a growing family, or are finally ready to tackle that outdoor living project you’ve been talking about for years.

Whatever you have in mind, now is a great time to start planning.

A successful home renovation takes more than picking out materials and setting a construction date. There are budgets to consider, timelines to work through, and sometimes a few things behind the walls or beneath the surface that need attention first.

At All Phase Construction, we’ve been helping homeowners throughout Lancaster County and Central Pennsylvania improve their homes since 1988. We’ve learned that some of the most important decisions happen well before construction begins.

If you’re hoping to renovate in 2027, here’s where we’d recommend starting.

1. Start With What You Want to Accomplish

Before you start collecting inspiration photos or comparing materials, think about what you’d actually like to change about your home.

Your kitchen might feel cramped whenever more than one person is cooking. Or maybe your family has outgrown the current floor plan.  Start by making a list of what isn’t working and what you’d like to improve.

It can help to separate your priorities into two categories:

  • Must-haves: The changes that would make the biggest difference in how your home functions.
  • Nice-to-haves: Features or upgrades you’d love to include if your budget allows.

You don’t need to know exactly how to accomplish everything on your list. In fact, that’s where working with an experienced remodeling contractor can be especially helpful.

Sometimes homeowners come to us with one specific idea, only to discover other ways to achieve what they’re looking for.

For example, you might assume you need a home addition to create more living space. After looking at your existing layout, we may find opportunities to reconfigure rooms or make better use of the square footage you already have.

The more we understand what you’re hoping to accomplish, the better we can help you explore your options.

2. Set a Budget, but Leave Room for the Unexpected

Having a general budget in mind helps guide the planning process, even if you aren’t sure exactly what your renovation will cost.

Start by determining what you’re comfortable investing in your home. From there, you can work with a contractor to see what’s realistic within that range.

Your renovation budget may need to account for:

  • Materials and labor
  • Design and planning
  • Permits and inspections, when required
  • Structural, electrical, or plumbing updates
  • Unexpected repairs or conditions discovered during construction
  • Additional features or finishes you’d like to include

We also recommend setting aside a contingency fund, especially for renovations involving older homes.

Throughout Lancaster and Chester Counties, we work with homes of all ages, including historic properties that may have undergone several renovations over the years.

Once construction begins, you may uncover outdated wiring, water damage, or structural concerns that weren’t visible during the initial walkthrough.

Addressing those issues properly may affect your budget, but it’s an important part of making sure the finished renovation is built to last.

3. Reach Out to a Contractor Earlier Than You Think

One of the biggest pieces of advice we can give homeowners planning a renovation in 2027 is to start the conversation early.

Experienced contractors often have projects scheduled months in advance. Depending on the scope of work and current demand, our schedule at All Phase can sometimes be booked six months or more ahead.

If you’re hoping to have a new deck ready for summer or want to start a major home remodel in the spring, waiting until a few weeks before your ideal start date could limit your options.

And there’s more to consider than simply getting on the schedule. Your project timeline may include several steps before construction can begin, such as:

  • An initial consultation and project estimate
  • Evaluating the existing structure and potential design options
  • Finalizing the scope of work and materials
  • Obtaining necessary permits or approvals
  • Ordering materials and coordinating construction schedules
  • Completing any preliminary work needed before the main renovation

Sometimes the order of those steps matters more than homeowners realize. For example, if you’re planning to remodel part of your home but the area has existing moisture or structural issues, address those concerns before installing new finishes.

A good contractor will help you understand what needs to happen, in what order, and how that affects your overall timeline.

Our advice? Even if you’re still in the early stages of planning, reach out. An initial conversation can help you set realistic expectations and avoid rushing important decisions later.

4. Consider How Your Renovation Fits the Rest of Your Home

This is especially important for homeowners in Lancaster and Chester Counties, where historic farmhouses, older Colonials, and homes with decades of additions and updates are common.

When you’re remodeling an older home, the goal is often to make it more functional while preserving the character that made you love it in the first place.

That takes some thoughtful planning.

Maybe you want to open up a floor plan, but need to understand which walls are load-bearing. Or perhaps you’re considering a home addition and want the roofline, windows, siding, and interior transitions to blend naturally with the original house.

We believe the best renovations should feel like they belong.

That means thinking beyond the individual room or project and considering how the changes will affect the rest of your home.

Our team takes a hands-on approach to helping homeowners explore floor plans, design possibilities, and construction details. We want the finished space to work well for your family and look like it was always meant to be there. Whether you’re planning a home addition or a larger home remodeling project, looking at the bigger picture early can help you make better decisions.

5. Know What to Ask Before Hiring a Remodeling Contractor

Choosing the right contractor is one of the most important decisions you’ll make during your renovation. Beyond reviewing photos of completed projects, take time to understand how a contractor works and what you can expect throughout the process.

Here are a few questions worth asking:

How much experience do you have with projects like mine?

A contractor who regularly handles additions, structural changes, or renovations in older homes may be better equipped to anticipate project-specific challenges.

Can you help me evaluate different options?

You may have a clear vision for your renovation, but an experienced contractor should also be able to explain alternatives, offer practical recommendations, and help you understand what’s possible.

What’s a realistic timeline for my project?

Ask about both the anticipated construction timeline and how far in advance you’ll need to schedule the work.

What does your estimate include?

Make sure you understand the proposed scope of work, allowances, exclusions, and how unexpected changes would be handled.

How will we communicate throughout construction?

You should know who your main point of contact will be, how questions are handled, and what to expect if plans need to change.

Are you properly licensed or registered and insured?

Ask for applicable registration information and proof of insurance. In Pennsylvania, home improvement contractors generally must register with the state, subject to certain exceptions.

A good contractor should be willing to walk you through these questions and help you feel comfortable before work begins.

6. Don’t Feel Like You Need Everything Figured Out Before Reaching Out

We’ve talked with plenty of homeowners who know they want to improve their homes but aren’t quite sure where to start, and that’s completely fine. You might have a general idea, a few inspiration photos, or simply a problem you’re hoping to solve.

You don’t need a finalized floor plan or every material selected before having a conversation with a contractor.

In fact, involving an experienced team early can help you avoid spending time planning something that may not be the best fit for your home or budget.

At All Phase, we work closely with homeowners to understand their goals, evaluate their existing spaces, and talk through potential solutions. Sometimes that means helping you see possibilities you hadn’t considered. Other times, it means recommending that certain improvements happen before others so the work is completed in the right order.

Either way, our goal is to help you make informed decisions and move forward with a plan that makes sense.
